Q: What is staging?

A: Fundamentally staging is a marketing tool.
Staging is NOT decorating.  Staging is Marketing.
We MERCHANDISE every room to show the potential buyer it's purpose and showcase the fabulous features of the home. Staging is all about buyer appeal and NOT the sellers design style.

Staging accentuates the positive features of the home while deflecting from the negative aspects. Those negative aspects  still remain, we have simply drawn the focus to identify the beauty within the space.
Barb Schwarz, President of the International Association of Staging Professionals says it best...."

Staging is preparing a home for sale so the buyer can mentally move in"

Q: Who needs to do it?

 A: Simple, EVERYONE!
Whether selling a small condo or a multi million dollar waterfront property all homes benefit from staging. If you want to sell your home for top dollar then you must stage.

Buyers will only pay what they perceive the value of the home to be. Most buyers today want a move in ready property. It behooves you to do all you can to make your home show ready to ensure that successful sale.


Q: Why Stage? Who Really Benefits?
A: Two reasons:
1. So it spends fewer days on the market.
Staged homes sell faster than un-staged homes. The longer a home sits on the market the more likely it is to suffer a price reduction. Why see your biggest commodity be whittled down simply because you didn’t do all you could to prepare your home for sale?

2. More money!
Most buyers want a home where all they have to do is move in. HGTV has educated the buyer and heightened expectation. You, the seller can want a certain asking price however if the home doesn’t match that perceived value then the buyer will offer a lower bid, plain and simple.

Q: Yeah, but is Staging Expensive?

A: Firstly, I can say with confidence that staging your home before listing will cost you less than your first price reduction!

Think of staging as an investment, not an expense and an investment that has a great ROI (Return on Investment).

When selling, you want to maximize the equity in your home. If you look to invest 1% of the list price to prepare and stage the home for sale you can expect a return of 5% - 8%.
With those stats you'll more than recoup your initial investment in the sale of your home.

So, think of it this way, selling “as is” (no preparation, no staging) it will cost you more money with the first price reduction than your initial staging investment! Who can afford that?
