As Occupied Home Staging experts we understand that it's a big undertaking to not only prepare your property for sale but to also maintain it during the many showings and open houses. It isn't for the faint of heart and we know it can be a very stressful time so our aim is to alleviate that stress for you. All while making the process fun!
Our goal, as part of your marketing team, is to minimize the amount of time your property spends on the market so you can get back to normal as quickly as possible. We aim to provide you with the necessary tools to get you to a successful sale and, give you the extra "wow" factor to make your property stand out from the competition. The Walk & Talk Consultation what can you expect.
- A professional home staging expert, who will visit with you in your home, to walk & talk through your property (you take the notes) for a detailed and honest look.
- Studies show that after you've lived in your home for more than 3-years you become blind to it's needs and repairs, so an unbiased set of eyes is critical to help you see EVERYTHING a buyer will see! We are, in essence, your secret shopper! We understand what buyers want and have created an 8-step formula for selling your home that works! It's really very simple - the more you do, the more you will get!
- We know you'll have questions on how you can live your daily routine whilst always being ready for showings. We will create solutions to fit your family's demands to ensure as little disruption as possible.
- We'll address everything from first impressions and focal points, to furniture placement and color palettes, to repairs and updates, both inside and outside the property to help you truly prepare the home to show in it's very best light.
- We will explain the why behind each suggestion so you can determine what you can do within your budget and timeline and, prioritize accordingly.

The Staging Consultation with Written Report
- This consultation is all of the above "walk & talk" PLUS we take the notes.
- We'll send you a written Staging Assessment Report within 24 hrs of the consultation.
- This report is thorough and detailed, outlining what we noted during the consultation and offering you our expert opinion and professional suggestions to get your home ready for listing. This Staging Assessment Report gives you a working document to ensure nothing is overlooked or forgotten as you prepare the home for sale.

Professional Shopping Services
Perhaps you would prefer to own your staging items and use them in your next home? We can help with that with our shopping service. This is a great opportunity to update and modernize your current furnishings to use in your next home.
We know how limited time can be when preparing your home for listing so based on the staging items needed and your budget we will source and purchase the new items for you, plus set them in place for that "wow" factor finishing touch.

The Pack Away
After our initial Walk & Talk consultation there will be some de-cluttering, organizing and, items that need to be packed away in preparation of the home being listed. We know this process can be overwhelming and daunting. Packing and eliminating items from our space can be difficult to do alone as we always feel we cannot live without our things. An unbiased eye can really help you to fine tune this process and speed things along!
- We will help you to streamline and execute the packing process room by room by sorting your items into “pack”, “donate”, “dispose”, and “keep” prior to physically packing.
- We also help to assess the items to keep for staging and help you pack away what we feel is not adding to the decor and what is not needed day to day.
Fee: $100.00/hr
